How It Works — Commercial Snow & Ice Removal
Getting winter-ready takes just four steps. We handle everything from the initial assessment to post-storm documentation — so you can focus on running your business.
Step 1: Free Property Assessment
We visit your property and map every surface that needs winter service:
- Parking lots & drive lanes — square footage, grading, drainage patterns.
- Sidewalks, walkways & ramps — ADA-sensitive areas, entrances, high-traffic zones.
- Loading docks & service areas — truck access lanes and dock aprons.
- Problem spots — shaded areas, low spots, roof drip lines, downspout zones.
After the walkthrough, we deliver a detailed snow & ice management plan showing exactly what we’ll do, when, and at what trigger depth.
Step 2: Choose Your Contract
- Seasonal Contract (most popular) — One fixed price covers the entire winter, no matter how many storms. Priority response + pretreatment included.
- Per-Push / Per-Event — Pay only when we deploy. Good for low-traffic properties. Events triggered at your chosen snow-depth threshold.
Step 3: Storm Response
- 48 hours out — we monitor NWS forecasts and pre-position equipment near your property.
- 24 hours out — seasonal clients get brine pretreatment to prevent ice bonding.
- During the storm — plowing at trigger depth, salters behind plows, sidewalk crews on entrances.
- After the storm — final salt pass, ice-melt on problem spots, walkthrough for safety verification.
Response is 24/7. Seasonal clients get first-wave priority.
Step 4: Documentation & Communication
After every event, you receive:
- Timestamped service report — arrival, departure, materials used, surfaces treated.
- Photo documentation — before/after shots for liability records.
- Weather log — official precipitation data tied to the event for insurance protection.
This documentation proves proactive, reasonable care — exactly what insurers and attorneys look for.
